The rent-a-room scheme lets you earn up to £7,500 a year tax-free from letting a furnished room in your own home. If your gross receipts are under £7,500 you don’t need to declare it, and if they go over, you can choose between the £7,500 allowance or normal expense deductions. The Furnished Holiday Lettings regime was abolished from 6 April 2025.
