Do Airbnb hosts pay tax in the UK?
Yes. Income from Airbnb is taxable in the UK, even if you are just letting a spare room. Once your property income exceeds £1,000 in a tax year, you need to register for Self Assessment and file a tax return. What is the rent-a-room scheme and can I use it?
The rent-a-room scheme lets you earn up to £7,500 a year tax-free from letting a furnished room in your own home. If your gross receipts are under £7,500 you do not need to declare it. If they go over, you can choose between claiming the £7,500 allowance or deducting actual expenses — we will work out which leaves you better off. The scheme only applies to your main residence, not to whole-property lets or second homes.
How does the FHL abolition from April 2025 affect me?

What expenses can Airbnb hosts claim?
Plenty. Do Airbnb hosts need to register for VAT?
You must register for VAT if your taxable turnover exceeds £90,000 in any rolling 12-month period. Short-term holiday lets are standard-rated for VAT, which catches a lot of hosts out as their portfolio grows. If you are close to the threshold, we will plan ahead so registration does not come as a nasty surprise.
What is Making Tax Digital and does it apply to me?
Making Tax Digital for Income Tax requires landlords and self-employed people with qualifying income over £50,000 to keep digital records and submit quarterly updates to HMRC from April 2026. If you hit that threshold from property income alone or combined with other self-employment, it will apply to you.
